A smart home you can take with you
Nothing drilled, nothing rewired, and every original part kept in a labeled bag.
The rule, and the exception you should know about#
The rule is simple: if removing it requires spackle, a drill, or an electrician, do not do it. That covers almost everything, because the smart home has quietly become renter-friendly. The categories that used to require wiring, lighting control, sensing, locks and shades, all have credible plug-in or adhesive versions now.
The exception worth knowing: many leases distinguish between alterations and fixtures. Anything hardwired, and anything permanently attached to the structure, tends to become the landlord's property when you leave, whether you wanted that or not. Anything plugged in or stuck on is yours. That legal distinction happens to line up perfectly with what is practical, which is why the rent-safe smart home is also the portable one.
Lighting: bulbs, and something to do about the wall switch#
In a rental, bulbs win, because a smart switch means opening a switch box. That creates one problem: a smart bulb with its power cut is unreachable, so anyone who flips the wall switch takes the bulb offline, breaks the automation and makes the app show it as unresponsive. This is the single biggest source of renter frustration, and it is entirely solvable.
Three ways to solve it, in order of preference:
- Cover the switch and put a wireless control on top. Battery-powered wireless dimmers and buttons are made to sit over or beside an existing switch. The Lutron Aurora is the clearest example of the category: it clamps over a standard toggle switch, physically holds it in the on position so power stays live, and gives you a dimmer dial that talks to the bulbs. Similar battery buttons from Hue, Aqara and IKEA can be stuck next to the plate with adhesive instead. Nothing is unscrewed and nothing is rewired.
- Use lamps instead of the ceiling. A room lit by two or three lamps on smart plugs behaves better than a room with one smart ceiling bulb, and it costs less. Lamps also come with you.
- Use a plug-in dimmer module for a lamp that needs dimming without smart bulbs.
Buy bulbs that are Matter certified where you can, so they can join a second ecosystem later without being rebought. Plug-in modules: the renter's workhorse#
Smart plugs do more of the work in a rental than in an owned home, because they are the substitute for every in-wall device you cannot install.
- Lamps and floor lights. The core use.
- Window air conditioners and fans. Check the plug's rated load against the appliance. Most smart plugs are rated for 15 A resistive but far less for motor or heating loads, and the rating is printed on the body.
- Coffee makers, holiday lights, aquarium equipment, dehumidifiers. Anything you would otherwise want a timer for.
- Energy monitoring, if you pay the electric bill and want to find out what is costing you. Accuracy varies widely at low loads. Smart plugs and energy monitoring covers what the numbers are worth.
Two cautions. First, a smart plug's own standby draw is small but not zero, so twenty of them are not free. Second, do not put a space heater on a smart plug unless the plug is explicitly rated for that load, and preferably not at all; heaters are the most common cause of overloaded plug-in devices.
Sensors: batteries and adhesive, nothing else#
This is the easiest category to do rent-safely, because battery sensors were never meant to be wired.
- Contact sensors on doors and windows, mounted with removable mounting strips rather than the included screws. Keep the screws in the box.
- Motion and presence sensors placed on a shelf, a bookcase or a corner, aimed by tilting the base. Wall mounting is rarely necessary and drilling never is.
- Leak sensors just sit on the floor: under the sink, behind the toilet, next to the water heater, beside the washing machine. In a rental this is the highest value device you can own, because a leak in an apartment is your problem and the unit below you.
- Temperature sensors in the rooms where the landlord's heating system does something strange, which gives you data for the conversation.
Prefer Thread or Zigbee battery sensors over Wi-Fi ones. A sleepy Thread or Zigbee sensor keeps its radio off between reports and can run for a year or more on a coin cell; a Wi-Fi sensor is doing far more work to say the same thing. Sensors: motion, contact, temperature, leak covers the battery math, and which radio for which job covers the general case.
The hub: small, yours, and not the landlord's router#
Every controller worth using in a rental fits in a shoebox and plugs into a power outlet. What matters is that it belongs to you and does not depend on infrastructure you do not control.
- Prefer a controller that runs automations locally, so a broken building internet connection does not stop your lights working. What still works when the internet goes down has the device-by-device version.
- Prefer Ethernet where the router is reachable, but do not build a plan that requires you to configure the landlord's router. If your building provides internet through equipment you cannot log into, put your own router behind theirs and run your smart home on your own network. That does create a double-NAT setup, which is fine for a smart home as long as everything that needs to discover everything else is on the same side of your router. - Anything that requires a professional installation, a wired panel, or a specific electrical circuit is out, regardless of how good it is.
- Check whether you actually need one. A small apartment with a handful of Wi-Fi Matter devices may not. Do you need a smart home hub? has the honest version.
Locks that do not modify the door#
This is the category with the most confusion, so here is the distinction that matters.
Interior retrofits replace only the thumbturn on the inside of the door. The deadbolt, the cylinder, the keyway and the exterior of the door are untouched. Your landlord's key still works, exactly as before, and the outside of the door looks identical. August's retrofit locks are the long-running example of this design; SwitchBot's lock takes an even lighter approach and adheres over the existing thumbturn rather than replacing it. Both come off with a screwdriver or a heat gun and leave the original hardware in place. For most leases, this is the version that is genuinely not a modification.
Full deadbolt replacements swap the entire lock, including the exterior cylinder. This is reversible if you keep the original lock and screws in a labeled bag, but it does change the lock, which many leases explicitly forbid, and it invalidates the landlord's key. If you go this route, get permission in writing and give them a key or a code.
Two more considerations specific to renting:
- Keypads and codes are the actual benefit. The reason to have a smart lock in a rental is usually giving a code to a dog walker or a guest, not automation. Interior retrofits generally pair with a separate keypad that mounts outside with adhesive, which keeps the door itself untouched.
- Aliro is the standard to watch for phone and wallet keys. Samsung Wallet's Digital Home Key launched in March 2026 on Aliro. It is early, and a lock's Aliro support does not tell you whether your specific phone works with it yet.
Smart locks and the Aliro standard covers what Matter does and does not expose for locks, including offline behavior and credential handling. Whatever you choose, make sure a physical key still opens the door, because a lock is the one device where a dead battery has consequences.

The moving-out checklist#
Start this two weeks before you leave, not the night before. Devices that need the internet to be removed from an account become much harder to deal with after the service is disconnected.
- Photograph everything while it is still installed: each device in place, each pairing code label, and the original hardware you stored. Codes are frequently printed on the back of a device facing the wall.
- Remove shared users and guest access first. Guest codes on the lock, shared home members, anyone with a code or an app invitation.
- Unlink third-party services, including voice assistant account links and any automations that reach outside the house.
- Remove devices from your controller before you reset them, then factory reset each device physically. Doing it in that order is what prevents ghost entries and orphaned credentials. - Reset the hub last, once everything else is off it.
- Put the original hardware back: the landlord's bulbs, the original thumbturn, the original shade brackets, the switch plate. This is where the labeled bag pays for itself.
- Remove adhesive properly. Pull mounting strip tabs slowly and straight down. For foam tape, warm it with a hair dryer, then work fishing line or dental floss behind it.
- Photograph the empty walls after removal, from the same angles as step one. That is your evidence if a deposit conversation happens.
- Do not disconnect the internet until the resets are done.

Can I have a smart home in an apartment without drilling anything?
Yes, completely. Smart bulbs with a wireless control over the wall switch, smart plugs for lamps and appliances, battery sensors on removable mounting strips, a plug-in hub, and an interior-only lock retrofit cover almost every use case. The only categories that genuinely require modification are in-wall switches, hardwired thermostats and wired doorbells.
What happens when a roommate flips the wall switch on a smart bulb?
The bulb loses power, so it drops off the network and shows as unresponsive everywhere. It comes back when power is restored, usually at full brightness. The fix is to stop the switch being flipped: a wireless dimmer that clamps over the toggle keeps the circuit live and gives everyone a control that works, which is why that product category exists.
Can I install a smart lock in a rental?
Often yes, if you pick an interior retrofit that replaces only the thumbturn and leaves the deadbolt, cylinder and keyway alone. Your landlord's key keeps working and the outside of the door is unchanged, which is what most lease clauses actually care about. Replacing the whole deadbolt is a different matter and usually needs written permission.
What if the internet comes with the apartment and I cannot access the router?
Put your own router behind theirs and run everything on your network. That gives you control over SSIDs, IPv6 and multicast, all of which matter for Matter and Thread discovery. The resulting double NAT is not a problem for local smart home traffic as long as your devices, hub and phone are all on your side of it.
Are smart bulbs or smart plugs better for renting?
Both, for different jobs. Bulbs where the fixture is fixed and you need the ceiling light to be smart. Plugs where the light is a lamp, or where the thing you want to control is an appliance. Plugs are more robust because nothing can cut their power except unplugging them, so use plugs wherever a lamp will do the job.
Will my smart home devices work in the next apartment?
The devices will. What does not transfer automatically is the network configuration. If you keep the same Wi-Fi SSID and password in the new place, Wi-Fi devices reconnect on their own, which saves hours. Thread and Zigbee devices need to be re-paired unless you move the hub too. Moving out and moving in covers the whole sequence.
Does adhesive mounting damage paint?
Purpose-made removable mounting strips generally do not, if you pull the tab slowly and parallel to the wall rather than away from it. Generic foam tape frequently does, especially on flat or older paint. The cost difference across an apartment is a few dollars, and it is the cheapest insurance on this page.
